    Últimamente estamos obsesionados con la idea de la innovación, lo cual no solo es malo sino también peligroso. Uno de los mayores mitos es que la innovación es una invención.

    La innovación no es un invento. Ni siquiera se aplica a la creación de prototipos. La innovación es la aplicación de ideas en todos los niveles de la producción de bienes y servicios.

    Incluye cambios y mejoras de la idea original, diferentes formas de producir o vender un producto o servicio. Estos procesos son muy importantes para el crecimiento económico y el bienestar humano.

    ¿Cómo funciona la innovación en la práctica?

    Puedo dar dos ejemplos. Hemos inventado vacunas de ARNm contra el metaloide-19, pero su efecto será limitado a menos que seamos capaces de innovar todo el sistema de redes de producción.

    Si lo conseguimos, no solo tendremos mejores vacunas, sino también miles de millones de dólares de producción.

    Luego viene el reto de innovar en la forma de distribuirlos, y así la cadena continúa hasta llegar a un punto en el que podemos responder a las necesidades de más personas.

    Otro ejemplo es que, sin una verdadera innovación, los teléfonos inteligentes seguirían siendo cajas de madera con cables pegados a la pared.

    Las olas de innovación cambian las cosas para mejor, pero esto no ocurre en el momento de la invención, sino a través de un proceso de actualización constante de la idea original.

    También desde el punto de vista filosófico, tener una idea, ponerla en práctica y cambiar la realidad es lo que nos hace humanos.

    ¿Cuáles son otros mitos sobre la innovación?

    A largo plazo, es más importante ver la innovación como un proceso continuo de mejora de algo, que como una invención en sí misma.

    El primer mito es la creencia de que la innovación es algo deslumbrante. De hecho, la innovación no es noticia.

    La segunda es la creencia de que la innovación en la primera fase, es decir, cuando una empresa de nueva creación crea un nuevo producto, traerá prosperidad a la comunidad en la que se encuentra la empresa y creará nuevas industrias y nuevos puestos de trabajo.

    Este no es el caso. Como la globalización ha diluido la innovación, lo que ocurre en Silicon Valley o en centros similares es que, una vez terminado el diseño de un producto, se envía a otro lugar para su producción.

    Esto significa que todos los efectos secundarios positivos se trasladan a otra parte.

    Si se creara un Silicon Valley en Bogotá, por ejemplo, los únicos puestos de trabajo que se crearían serían los de los mejores profesionales de la investigación y el desarrollo, marketing, finanzas, y quizá un par de puestos de trabajo para dos o tres chefs y masajistas famosos.

    Tendrán sueldos fabulosos y muchos de ellos podrán comprar acciones —que son billetes de lotería—, pero la mayoría de los habitantes de la zona no se beneficiarán mucho.

    Por el contrario, se encontrarán con que las cosas que quieren comprar y las casas de este sector son ahora tan caras que les resultan inasequibles.

    Eso es lo que ocurrió en San Francisco. El problema es que acabamos creando multimillonarios en lugar de crear riqueza para toda la sociedad.

    Por qué no se debe copiar el modelo de Silicon Valley porque no busca crear nuevas tecnologías que cambien el mundo.

    Su objetivo es aportar beneficios financieros a Wall Street, ya sea a través de la salida a bolsa de una empresa recién fundada o simplemente porque alguien la compra.

    Y volvemos a la misma pregunta: ¿qué pasa con estos beneficios?

    Ha creado un montón de dinero que permanece en manos del 5% de la población.

    ¿Qué otros modelos de crecimiento basados en la innovación existen?

    Hay otros modelos que implican el crecimiento y la prosperidad de la comunidad local.

    He visto ideas desarrolladas en Silicon Valley pero aplicadas en lugares como Taiwán, Israel, Corea del Sur, Estados Unidos y China.

    O ideas que se desarrollan en Corea, como las pantallas táctiles o las memorias, y luego se fabrican en China.

    Otro ejemplo es la innovación en Taipéi en el campo de los semiconductores.

    ¿Cómo lo ha conseguido Taipéi?

    En Taipéi, Taiwán, lo han hecho de forma brillante. Comprendieron que la industria de los semiconductores iba a ser muy importante.

    Querían ser innovadores y rápidamente se dieron cuenta de que tenían al menos dos opciones: o convertirse en Silicon Valley y competir con Japón y Corea del Sur —y crear empresas gigantes como Samsung— o desarrollar sus propios puntos fuertes.

    Han decidido que su punto fuerte será la fabricación de semiconductores. Y entonces crearon un sistema que les permitiera hacerlo.

    Son dos caminos diferentes: Silicon Valley y Taipéi.

    Otro ejemplo de innovación es el mercado del calzado femenino de lujo que se ha desarrollado en una zona llamada Riviera del Brenta, en Italia.

    Allí, los empresarios locales decidieron que su fuerte no sería fabricar millones de zapatillas Nike, sino hacer zapatos para Prada o Gucci. Están especializados en.

    Así que si tienes un diseño y quieres que te hagan esos zapatos, aquí es donde tu diseño se hace realidad.

    En esta región italiana, han conseguido integrarse en la industria mundial.

    ¿Cuáles son las mejores estrategias para convertirse en una ciudad o región innovadora?

    Yo lo diría de otra manera. Si yo fuera de Guadalajara o de Bogotá, en lugar de preguntarme cuál es la mejor manera de innovar, me lo preguntaría de otra manera.

    Me preguntaba: ¿cómo queremos que sea nuestra ciudad dentro de 10 o 15 años? Y me fijaría en cuál de las diferentes fases de la innovación entran nuestros planes.

    En primer lugar, tenemos que crear un mapa de lo que significa ser innovador y tener éxito. Determine dónde quiere ir, qué es lo mejor para su ciudad o región.

    La segunda tarea consiste en determinar cuáles son los puntos fuertes de su comunidad y cuáles son las oportunidades realistas de desarrollo.

    Por último, y lo más importante, preguntar por qué lo hacemos.

    Con la pandemia, muchas cosas han cambiado. Una de ellas es la forma tradicional en que funcionan las cadenas de suministro globales, la forma en que se fabrican las cosas. ¿Ve usted oportunidades de innovación en este contexto?

    Por supuesto. El mundo está cambiando, y eso abre muchas oportunidades para países que, de otro modo, tendrían más dificultades para participar en la red de producción mundial.

    Las mayores empresas del mundo han empezado a buscar nuevos proveedores innovadores en todas las fases de la producción.

    Estamos avanzando hacia las redes regionales de producción, así que los lugares que descubran rápidamente estas oportunidades e identifiquen en qué sectores y en qué partes del proceso pueden participar tendrán grandes oportunidades.

    La inversión en el sector inmobiliario español crece un 16% y supera los 7.800 millones de euros

    El sector inmobiliario sigue siendo un foco de atención para los inversores. En los nueve primeros meses de este año, el sector inmobiliario en España registró un volumen de inversión de 7.842 millones de euros, un 16% más que en el mismo periodo de 2020, según datos preliminares de CBRE. Las inversiones en el tercer trimestre de este año alcanzaron los 2.628 millones de euros, frente a los 1.620 millones de euros de los mismos meses del año anterior.

    «El sector inmobiliario español ha evolucionado positivamente a lo largo de este año, apoyado por un contexto macroeconómico favorable que lo convierte en una opción atractiva para los inversores con grandes cantidades de capital a su disposición. El volumen alcanzado en los nueve primeros meses del año, con un segundo trimestre excepcional en el que el nivel fue aún mayor que antes de la pandemia. Esto nos permite posicionar la inversión inmobiliaria en 2021 en su conjunto en el entorno de los 10.000-12.000 millones de euros», afirma Mikel Marco-Gardoqui, Managing Director, Head of Capital Markets de CBRE.

    El sector multifamiliar representa el 24% de la inversión total, con 1.875 millones de euros, de los cuales 579 millones se registraron en el tercer trimestre de este año. Según Lola Martínez Brioso, Directora de Investigación de CBRE España, «el interés de los inversores por el suelo de Build to Rent (BTR) sigue siendo fuerte, con 990 millones de euros realizados en lo que va de año, un 25% más que en el mismo periodo del año anterior. Mientras tanto, el PRS (terminado y alquilado), a pesar de la falta de producto, también está mostrando resultados positivos, alcanzando 502 millones en 2021, un 80% más que en los primeros nueve meses de 2020.»

    Una de las operaciones más significativas en este segmento es la reciente compra a Dazeo de dos proyectos residenciales BTR llave en mano en el centro de Madrid por parte de Aberdeen Standard Investments (ASI). En una transacción fuera del mercado en la que CBRE asesoró por aproximadamente 55 millones de euros.

    El sector hotelero es otro de los protagonistas de este año, con un volumen de inversión de 1.869 millones de euros, el doble que en todo 2020 (945 millones de euros). Según los datos preliminares de CBRE, el sector fue el que más invirtió en el tercer trimestre -el 33% del total- con 875 millones de euros, tras la compra por parte de Brookfield del Grupo Selenta y sus cuatro hoteles españoles por 440 millones de euros.

    La inversión en el sector industrial y logístico ha alcanzado más de 1.500 millones de euros este año, según datos de CBRE, con 152 millones de euros en el tercer trimestre, de los cuales 105,4 millones se invirtieron en la región central.

    El sector de las oficinas, por su parte, registró 493 millones de euros de julio a septiembre, lo que significa que ha alcanzado los 1.340 millones de euros en lo que va de 2021, un volumen que podría llegar a los 1.400 millones de euros al final del tercer trimestre.

    En Madrid, el volumen es de 243 millones de euros, de los cuales el 60% corresponde al CBD, mientras que Barcelona ya ha registrado un volumen de casi 1.100 millones de euros, un 75% por encima de la media de los últimos años y un nuevo récord en 14 años. El distrito 22@ representa más del 60% de la inversión en oficinas de Barcelona.

    Según CBRE, en los primeros nueve meses la inversión en comercio minorista podría alcanzar unos 600 millones de euros. «Aunque los niveles siguen siendo inferiores a los de 2020, debido a la explotación a gran escala de los centros comerciales en los primeros meses de 2020, en el tercer trimestre de 2021 se ha producido un importante aumento de la actividad inversora», señala Martínez Brioso. Añade que el sector alimentario está detrás de esta recuperación.

    Activos alternativos

    Por otro lado, destacan las inversiones en residencias de estudiantes, que alcanzaron los 139 millones de euros en el tercer trimestre, lo que supone 380 millones de euros este año, mientras que el segmento sanitario superó los 120,6 millones de euros. Esto supone un volumen de más de 460 millones en el conjunto de 2021 (un 186% más que en el mismo periodo del año anterior), lo que confirma la resistencia de las residencias para mayores debido a la creciente demanda con una oferta existente limitada.

    Barcelona, la cuarta ciudad con mayor aumento de la inversión inmobiliaria en EE. UU.

    Barcelona es la cuarta ciudad del mundo en la que más ha aumentado la inversión inmobiliaria procedente de Estados Unidos en el primer semestre del año, según datos de la consultora inmobiliaria CBRE. Xavier Güell, director de la oficina de Barcelona de la firma, explica que mientras la media de inversión en los últimos cinco años ha sido de unos 110 millones, este año ha subido a más de 250 millones. Los mayores aumentos de la inversión estadounidense se han producido en Copenhague, Sydney y Hong Kong.

    Güell señala que el aumento de la inversión inmobiliaria estadounidense se enmarca en un año récord para el mercado de oficinas de Barcelona, que registró su mejor comportamiento en 14 años, justo después de 2007, el punto álgido del boom inmobiliario del ciclo anterior. “Cerraremos el tercer trimestre con una inversión acumulada en oficinas de 1.100 millones de euros, superando incluso la inversión de 2019, que ya fue muy buena”.

    Güell señala que el 90% de la inversión en oficinas de la ciudad procede actualmente de fondos internacionales, una proporción sin precedentes, frente a sólo el 25% en 2016. Güell admite que hay un cierto «efecto rebote» de las inversiones que no se pudieron cerrar el año pasado por la pandemia, pero en otros grandes mercados de oficinas como Madrid, las inversiones aún están lejos de los niveles de 2019, por lo que en septiembre la capital catalana habrá acumulado el 80% de las inversiones en oficinas realizadas en España este año.

    “Los inversores internacionales aprecian, a veces más que los locales, el buen estado de nuestro mercado inmobiliario: en los últimos años hemos visto tasas de desocupación muy bajas, un gran aumento de los alquileres netos y uno de los incrementos de renta más fuertes de Europa. A pesar de ello, los alquileres siguen siendo bajos en comparación con otras ciudades similares, lo que ayuda a la creación de nuevas empresas”. Según la consultora, el alquiler medio en los mejores edificios de Barcelona ronda los 28 euros/m2/mes, mientras que en Madrid, que también es una ciudad muy competitiva en Europa, es de 40 euros.

    Güell explica que uno de los puntos fuertes del mercado inmobiliario de la ciudad es su capacidad para atraer nuevas empresas, sobre todo del sector tecnológico, que ya supone el 35% de las operaciones de alquiler en la ciudad. Llevamos tres años en estos niveles”, dice Güell. Se trata de empresas de tecnologías de la información, videojuegos, programación, comercio electrónico… son sectores que no se han visto afectados por la pandemia y están en fuerte expansión.”

    La inversión inmobiliaria también está apoyando el éxito del distrito tecnológico Poblenou 22@. «Ha reforzado la marca en una ciudad que ya es muy atractiva, y su papel como clúster tecnológico ayuda», añade.

    Aun así, Güell admite que los alquileres de oficinas todavía no han vuelto a los niveles anteriores a la crisis: en el primer semestre del año se situaron en 123.500 metros cuadrados, un 53% más que en 2020, pero apenas la mitad que en 2019. “Está pasando en todas las ciudades: las empresas están esperando a ver cuál será su necesidad real de espacio cuando vuelva la normalidad y cuál será el impacto final del aumento del teletrabajo”. Sin embargo, CBRE estima que la necesidad de espacio para oficinas solo disminuirá un 7%.
    Necesidades de espacio de oficina. “Lo que se ha impuesto es la demanda de flexibilidad de los empleados, y por lo que hemos visto, la presencia se concentrará de martes a jueves: así que la necesidad de espacio apenas cambiará”.
